Redwood Trust Deed Services, Inc. does not originate mortgage loans.  Therefore, California brokers consider us partners rather than competitors.  Redwood offers brokers the opportunity to concentrate their effort on what they most enjoy - originating more loans! 

Servicing a loan requires an immense amount of work. Thorough recordkeeping, trust account handling, audits, and regular reports are needed to meet numerous BRE regulations and State Law requirements. In addition, lenders and borrowers may demand daily attention with phone calls regarding their loans. 

In addition, a lender in California can service their own loan ONLY when the lender has 100% beneficial interest in the loan (i.e. is the only lender). Multi-lender loans are required to be serviced by a licensed Real Estate Broker. Most private lenders lack the knowledge necessary to service a loan properly. This deficiency may unnecessarily place the lenders at risk of violating one or more laws or regulations, potentially jeopardizing their investments.


While a loan is still in escrow, we can work with your escrow officer to prepare the loan for servicing. If a loan has already been serviced by the lender or the broker, we can take over that service.

  • Original Promissory Note
  • Original Deed of Trust
  • Loan Payment Records
  • Copy of Closing Statement*
  • Evidence of Insurance on subject property

  • Borrowers' Tax ID Numbers (SSN, EIN, etc.)

New Loans
